Cisco Plumbing is a family owned and operated plumbing business serving Northern Colorado since 2001. We specialize in tank and tankless water heater installation and repair, but also provide a full range of plumbing services for residential customers.

Why is my water heater leaking from the bottom?
Condensation: In Northern Colorado, colder incoming water can cause the tank to “sweat,” especially after heavy hot water use.
Drain valve leak: The valve near the bottom can loosen or wear out over time
A leaking relief valve (T & P valve): Water can drip from the temperature/pressure relief valve line and end up pooling underneath.
A failing tank (most serious): If the internal tank has rusted through, water will collect at the base and the unit typically needs replacement.
What to do: If it’s actively leaking, shut off the cold water supply to the heater and call Cisco Plumbing. A true tank leak generally gets worse, not better.
How long does a water heater last in Colorado?
- Tank water heater: about 8–12 years
- Tankless water heater: often 15–20 years
Most water heaters in Colorado last (with normal use and average maintenance):

Is tankless worth it for my home?
Tankless can be worth it if you want energy savings, longer lifespan, and space savings—and your home is a good fit.
Cisco Plumbing tip: If your main issue is running out of hot water, tankless may solve it—as long as it’s properly sized for your home’s peak demand.
Do you need a permit to replace a water heater?
In many Northern Colorado cities (including Greeley), a permit and inspection are commonly required for water heater replacement—especially if gas, venting, or location changes are involved.

Why do I run out of hot water so fast?
- Water heater is undersized for your household or usage has increased (guests, laundry, longer showers).
- Sediment buildup in the tank (reduces usable hot water and efficiency).
- Thermostat setting too low or a failing thermostat/heating element (electric).
- Broken dip tube (cold water mixes too quickly with hot).
- Cross-connection or mixing valve issue (cold water blending into hot lines).
